The river flowing through the property is navigable on a portion of the tract and flows into the 3200-acre Carters Lake adjacent to the property.  Carters Lake has 62 miles of shoreline. The creek, also flowing through the property is wide, fast flowing whitewater with a variety of recreational applications from fly fishing to rafting/canoeing. The confluence of the river and creek on this property could easily be considered one of Georgia’s more scenically beautiful locations.  Therefore the community will offer an outstanding range of recreational activities including boating, golf, canoeing, rafting, hiking, and mountain biking. Close proximity to Ellijay locally and Atlanta brings into play the potential for a resort style community.

The Coosewattee River runs along the southern boundary of the property and flows into the adjacent Carters Lake, a Corps of Engineers 3200-acre reservoir for boating and fishing etc.  The property boundary line on a significant portion of the river runs down the center of the river.

Topography has a more ‘mountain’ feel than is typical of the foothills in that area.
The river is ‘gorge like’ and the riverfront lots would often be on high bluffs with outstanding views.

Mountaintown Creek, a considerable body of water also, flows through subject property and thus is an ideal private, fly fish fishing retreat for future residents.  It flows into the Coosawattee River on the property and where these two waters converge is undoubtedly one of Georgia’s most scenically beautiful locations.

There is a public boat ramp [Corps of Engineers] adjacent to the southwest corner of the property.  Boat storage is proposed at this location for easy access to the lake.

ENTITLEMENTS

Access.
The current master Plan calls for a main entry within 1000ft of GA 282 on Crossroads Church Road. GA 282 is a major artery linking Gilmer County and the City of Ellijay with the west. This access point is approx 5.1 miles west of Ellijay. Owners of property abutting Crossroads Church Road within 1000 ft of GA 282 have been approached by Flint Timber L.P. and have entered into agreements or sold property to Flint in accordance with the requirements of the Georgia D.O.T for road widening at this location.
An engineered drawing has been reviewed by the Georgia D.O.T. for the junction of GA 282 and Crossroads Church Rd.

Golf.
Should plans call for a championship golf course, an 18-hole routing is complete and included in initial Master Plans.

Site Evaluations.
Survey of entire property is complete. Level 2 soils analysis is also complete.

Water.
A Letter of Supply is in hand from the Director, Gilmer County Water & Sewage Authority [EGCWSA] confirming that EGCWSA can provide water for the entire Mountaintown Creek development with the installation of a [size to be determined] storage tank in close proximity to the property. Also commissioned and received, is an engineering report [water model] specifically prepared for Mountaintown Creek from G. Ben Turnipseed Engineers, engineering consultants for the EGCWSA that agrees with the above statement.
An existing 8 inch water main is adjacent to site on Flint owned property.

A new Amendment to the current Zoning regulations recently approved by the County allows for both single and multi-family units.
Ellijay-Gilmer County Water & Sewer Authority has expressed interest, and a Letter of Supply [Adequate Capacity] for the Mountaintown Creek project is in hand. Investigations also with a wastewater engineering company for an on-site treatment plant confirms capability for unit clustering, thus offering a similar product mix with integrated waste water treatment.
